Here is something most owners never get told. The serious agencies in Los Cabos do not each keep a private list of what is for sale. They all work from one shared database, the Multiple Listing Service of Baja California Sur, which today carries more than three thousand properties and is the first place any agent looks when a buyer walks in with a budget and a wish list.

Tu Casa Cabo is a member firm. The day your home goes into that database, it stops being one office looking for your buyer and becomes every agent at every member agency in the region.

And here is the part that changes everything for you: we do not compete with the other agencies here, we complement them. That database was built on exactly that principle, cooperation between brokers and fair compensation. When an agent from another firm brings the buyer, that agent is paid out of the same transaction. Their entire sales force has a reason to sell your property.

Your buyer may be sitting in another agency office this week, looking at what is available. We would rather they sell your home than have you wait for ours to find them.

What the sale really costs, and how to keep more of it

Most owners in Los Cabos find out what the sale will cost them after they have already accepted an offer. That is the wrong order.

Mexico taxes the gain on a sale, and what you finally keep depends on how the property was bought, whose name is on the bank trust, what you can prove you invested in it, and which exemptions you qualify for.

We go through all of it with you before the property ever goes on the market, alongside the notary who will close it, so there are no surprises at the signing table. Ask us to run the numbers on your own property. It costs you nothing, and the answer is yours to keep whether you sell with us or not.

Read those four numbers together and they tell you one story. There is a great deal for sale, it takes about seven months to move, and the market takes roughly six percent off whatever you first asked for. Overpricing is not a harmless opening move here. It is the single most expensive decision a seller makes.

It is also why our promise is 180 days. The average property in this market takes 211 days. We are committing to beat that by a month, and if we do not, you are free to walk away with no penalty. We would not put that in writing if we priced homes the way most listings here are priced.

We Do Not Take Every Listing

And the ones we take, we do not sit on. Our 180 day promise.

We turn properties down. Not to be difficult, but because a listing nobody can move is a listing that sits there making everybody unhappy, you most of all. So before we take yours we tell you honestly what it is worth and what it will take to sell it at that number. If those two things do not line up, we say so out loud.

And when we do take it, here is our commitment: if your home has not sold in 180 days, you are free to walk away. No penalty, no argument, no hard feelings.

Holding a client to a contract is backwards. We get paid the day your property sells. You are happy the day your property sells. It is the same day. If we are not producing that day for you, keeping you tied to us serves nobody.

This business is about moving assets, not about holding signatures.
