I counted it the day I wrote this. Across the entire official database that every agency here works from, there is exactly one finished residence listed above ten million dollars. One. It is at Las Ventanas, on the ocean side of Cabo Real, asking 10,250,000 dollars, three bedrooms across more than nine thousand square feet, built in 2018, and it has been on the market seventy four days.
Everything else above that line is land. Thirty parcels of it.
The list reads like a map of where the peninsula is going to grow next, not like a list of trophy homes:

At this level you are buying a project, not a house. Coastline, entitlements, water rights, access and the years it takes to turn all of that into something. The buyers are developers, funds and families building a legacy asset, not people looking for a second home.
That has three consequences you should know before you start.
One, the timelines are long. The Palmilla parcel has been listed 440 days. That is not a distressed signal, it is how this level trades. Thin, private, patient.
Two, the diligence is different. Nobody at this level buys on a tour. You buy on the zoning, the density the plan allows, the water, and what the municipality has entitled next door. I walk every parcel boundary with the buyer and pull the urban development plan before we talk price.
Three, the money goes further one band down. If what you actually want is a finished, staffed, spectacular house on the water, five million dollars buys you a genuinely better life here than ten million does, because at five you have eighteen properties to choose from and at ten you have one.
The rule, in one line. Above ten million you are not choosing a home, you are choosing a thesis. Decide what you want the land to become before you decide what to pay for it.
I will pull the zoning, the density the plan allows and the entitlements next door before we set foot on anything. That work is free and it is the part that decides whether a parcel is worth its asking price.
