Six hundred and forty four properties. This is the entry into Los Cabos, and it is the band with the strongest rental arithmetic in the whole market.

It is also the band where I see the most expensive mistakes, because it is the one where people buy with their eyes.

What the money buys

One to two bedrooms, between 750 and 1,900 square feet, a rooftop or a shared pool, and in most cases a building designed from the start to be rented when you are not in it. Much of it is new construction, which in this band is genuinely an advantage: newer systems, better insulation, lower running costs.

El Tezal is the centre of gravity here and for good reason. It is five minutes from Costco, ten from the marina, fifteen from the beach, and it is where the people who work in Los Cabos actually live. That matters for rental demand in a way a resort enclave does not.

What I recommend here

Buy for the numbers, not for the view. In this band the purchase is an investment first and a holiday second, whether or not you admit that to yourself when you sign.

Occupancy and nightly rate decide everything. Los Cabos ran an average daily rate around 498 dollars in March of 2025 and occupancy in the seventies, but that is the destination average across hotels. Your building will do better or worse than that depending on its location, its management and its reviews, and the spread between a good building and a bad one in the same neighbourhood is enormous.

So before you commit, ask me for the actual income history on the building. Not a projection from the developer, the real numbers from owners who are already renting. If a building cannot produce them, that is your answer.

One more thing. Never agree to record a lower value on the deed to save on acquisition tax. What you save on the way in, you pay back several times over when you sell. In this band, where people hold for five to eight years and then trade up, that mistake shows up fast.

The rule, in one line. At this level the building manages your money. Buy the operator and the location, and let the terrace be a bonus.
