Cabo Real sits in the middle of the Tourist Corridor, roughly halfway between Cabo San Lucas and San José del Cabo. It is one of the oldest master planned communities on this coast, originally laid out across about two thousand eight hundred acres, and it carries something most newer projects here cannot buy at any price: more than three miles of beachfront on the Sea of Cortez.
The Cabo Real Golf Club, designed by Robert Trent Jones Jr., which runs through desert, up into the hills and back down toward the water. Private beach access on the Sea of Cortez side, which is the calm side of the peninsula. Homes, condominiums and estate lots, so the price range inside the same gate is unusually wide. And more recently the Cabo Real Surf Club, which is bringing surf casitas, boardwalk homes, villas and estate lots, and which is quietly changing who this community attracts.
Cabo Real is not the newest thing in Los Cabos, and for a certain buyer that is exactly the point. The landscaping is grown in. The roads are finished. The golf course has been played for thirty years and everyone knows what it is. There is no rendering to trust and no delivery date to worry about.
The other reason is position. A buyer who splits their time between the two towns, or who has family flying into the airport in San José while they keep a boat in Cabo San Lucas, ends up drawing a circle on the map and finding Cabo Real inside it.
The range of product inside Cabo Real is the thing that trips owners up. A condominium here and an estate lot here are not in the same market and do not attract the same buyer, and a valuation that averages the whole community together is worth nothing to you. Your comparables are the properties that closed in your specific pocket, at your specific product type, in the last twelve months.
The second thing: with the Surf Club adding new inventory, a resale competes with new construction that comes with a sales office, a showroom and a marketing budget. You cannot beat that with a sign and a listing on one website. You beat it by being visible to every agent in the market and by presenting a finished home against a rendering.

Ask which pocket of Cabo Real the property sits in and what the association covers there, because it is not uniform across the whole community. Ask how the beach access works from that address specifically. Walk the golf course if golf is part of why you are buying, and ask about club membership and whether it transfers. And ask early about the bank trust, called a fideicomiso, that a foreign buyer uses to hold coastal property in Mexico. It is routine, it is legal, and it is worth understanding before you are under contract.
