Cabo del Sol sits in the middle of the Tourist Corridor, the stretch of highway between San José del Cabo and Cabo San Lucas where most of the serious money in Los Cabos has landed over the last twenty years. It is not a neighborhood in the ordinary sense. It is a large master planned community with golf at the center of it, several distinct residential pockets inside, and hotel brands operating on the same land.
Two golf experiences, the private Cove Club course and the Cabo del Sol course. Residential pockets with different characters: Puerta del Sol, Las Colinas, Brisas, and the residences attached to the Four Seasons. Park Hyatt operates here as well. More recently Ánima Village added retail, dining, wellness and art on the property, which matters more than it sounds, because it changes what an owner does on a Tuesday afternoon when they are not playing golf.
And there is the one thing that quietly separates Cabo del Sol from a great deal of beautiful coastline in Los Cabos: swimmable beach. Much of this coast is not safe to swim in, and buyers who have spent real time here already know it. They pay for the difference.
The buyer who chooses Cabo del Sol is almost never choosing between Cabo del Sol and a condo downtown. They are choosing between Cabo del Sol and Palmilla, or Querencia, or somewhere else entirely in Mexico or the Caribbean. That is the real competition, and it is why generic marketing does nothing at this level.
They arrive with a list. Flight time from their home airport. Whether the golf is any good and whether they can actually get on it. Whether the beach in front of the house is one they can walk into. What the homeowners association covers and what it costs each year. And how the property is held, because a foreign buyer holds coastal property in Mexico through a bank trust that everyone here calls a fideicomiso. They want that explained before they sign, not after.

The price has to come from closings, not from asking prices. There are homes in this market that have been listed for a year and a half at a number nobody was ever going to pay. Those listings are not comparables. They are warnings.
The property has to be seen by the whole market, not just by one agency. We are a member firm of the shared property database that the serious agencies in Los Cabos work from. Walk the beach at the hour you would actually use it, not at noon when the brochure was shot. Ask what the association fee covers and what it has done over the last three years. Ask who maintains the road to the door. Ask to see the trust documents early. None of this is difficult in Mexico. It is only unfamiliar, and unfamiliar is what makes good buyers hesitate on good property.
