📍 Introduction: selling without documents is like building without blueprints
One of the main reasons a piece of land doesn’t sell — or gets stuck at the notary — is missing or outdated documentation.
And in high-value areas like Los Cabos, buyers expect clear, legal, and fast processes.
So if you’re thinking about selling your land, the first thing you need isn’t a buyer… it’s having your paperwork in order.
Here’s exactly which documents you need and how to prepare them to sell well, safely, and without surprises.
The document that proves you are the legitimate owner of the land. It must be registered with the Public Registry of Property.
✅ If the property is held in a bank trust (fideicomiso, for foreign owners), you’ll also need the trust contract and authorization from the trustee bank.
Valid INE (Mexican voter ID) or passport. If the property belongs to a company, you’ll also need: the articles of incorporation, the legal representative’s power of attorney, and the representative’s ID.
No older than 3 months (water, electricity, internet, or property tax bill).
Both are required to calculate capital gains tax (ISR) and for the notarial process.
This document confirms the land has no outstanding debts, mortgages, or legal claims against it. Issued by the Public Registry.
📌 It must be current (no more than 30 days old at closing).
Shows you’re current on your municipal obligations. Both the notary and the buyer will ask for this.
A diagram showing the surface area, measurements, boundaries, and location. It can be the official cadastral version or one prepared by a surveyor.
This document states what can legally be built on the land: residential, commercial, tourist, mixed use, etc. It’s issued by the local Urban Development Department.

To sell land in Mexico you need, at minimum: the public deed or property title registered with the Public Registry, your valid official ID, a recent proof of address, your CURP and RFC, an up-to-date certificate of no liens, a paid property tax receipt, and the land survey or site plan. If the land is held in a bank trust, you’ll also need the trust contract.

It’s also recommended to have a defined land use permit, since this is key information for investment-minded buyers.
If the land is ejido land or has prior legal history, in addition to the basic documents it’s recommended to have a letter of no litigation and confirm that the full-ownership (dominio pleno) process has been completed with the National Agrarian Registry.
