For the past year, if you lived in Los Cabos—or even visited regularly—you probably heard some version of this:
"Leave earlier."
"Take another route."
"Don't go through Fonatur right now."
Or maybe:
"Traffic again?"
And if you lived here long enough, you probably also noticed something interesting:
Along with the traffic came thousands of opinions.
Apparently, construction projects create a surprising number of urban planning experts on social media 😅
But today something important happened.
After approximately 12 months of construction, the famous Fonatur Roundabout officially opened.
Technically, yes, its official name is Glorieta de las Mujeres Libres de Baja California Sur, but let's be honest:
Almost everyone in Los Cabos will still call it:
Fonatur.
Probably forever.
At first glance, many people see this as simply another road improvement.
Less traffic.
Better flow.
Faster commuting.
But from a broader perspective—and especially from a real estate perspective—this is much larger than that.
The project includes:
✔ Approximately 780 meters (2,559 feet) of depressed roadway
✔ Approximately 1.5 kilometers of total roadway intervention
✔ Bicycle lanes
✔ Pedestrian crossings
✔ Improved urban mobility
✔ Infrastructure designed to support approximately 60,000 vehicles daily
This is not simply about cars.
Infrastructure changes how cities move.
And when cities move differently...
they often grow differently.
People rarely purchase homes simply because of square footage.
Or because of countertops.
Or because of a beautiful pool.
People buy:
✔ convenience
✔ accessibility
✔ lifestyle
✔ time
✔ comfort
✔ quality of life
Think about it:
If you can reach your golf community faster...
If schools become easier to access...
If restaurants, beaches, shopping, and daily life become more convenient...
your perception of value changes.
And when perception changes...
real estate often follows.
Los Cabos isn't unique.
Many destination markets have historically followed similar patterns.
Infrastructure typically comes first.

What makes this particularly interesting is that the Fonatur project isn't arriving by itself.

Then come restaurants.
Then communities.
Then growth.
And eventually you look around and realize:
"This place feels completely different than it did a few years ago."
